Pithampur, in Dhar district beside Indore, is the largest industrial area in Madhya Pradesh for manufacturing. The main block, listed as Pithampur 1 in the Dhar district industrial profile, holds 2,126.7 hectares of acquired land, more than any other single estate in the official records we checked. Two more estates pass 1,000 hectares: Malanpur-Ghirongi near Gwalior (1,312 hectares) and Mandideep near Bhopal (1,102 hectares). Mohasa-Babai in Narmadapuram district, at 587 hectares, is the biggest of the newer estates.

Size and room are different things, though. In January 2023 Mandideep had about 1 hectare left to allot out of 1,102, and Malanpur-Ghirongi about 66 out of 1,312. A first-time manufacturer is usually better served by an estate that still has plots, a land cost that fits the budget and the right neighbours. The sections below rank the main estates on those three points, with the arithmetic shown.

Which industrial areas in Madhya Pradesh are the biggest, and how much land is still free?

Mandideep and Banmore are almost full, while Mohasa-Babai still has more than 360 hectares open. Every figure below except Pithampur's comes from Invest MP's January 2023 park profiles.

The Indore region, the office of the Madhya Pradesh Industrial Development Corporation (MPIDC) that covers Pithampur, still had 788.9 hectares of developed land free in 2023 and 1,695.8 hectares more in parks under development. The profile does not say how much of that sits in Pithampur.

Why does Pithampur still come first for auto and engineering plants?

Pithampur's pull is the cluster more than the acreage. The Dhar profile shows 414 units running on the 419 plots of Pithampur 1, so the original block has little slack. Newer land sits in the same town: the Smart Industrial Park has 478.3 hectares acquired, 262 developed and 79 units running. The Madhya Pradesh State Industrial Development Corporation (MPSIDC) lists the wider Indore cluster at 3,254.78 hectares across Pithampur, Kheda and Megh Nagar, with a notified special economic zone of 1,113.722 hectares and a rail container depot.

On 8 July 2026 Chief Minister Mohan Yadav put auto and component investment in Pithampur at nearly ₹1.5 lakh crore and employment at four to five lakh people, as reported after the LiuGong India plant inauguration. For a component supplier, that customer density is what Pithampur prices pay for. Our guide to auto component manufacturing covers the process side.

What does a plot cost in these estates?

On the 2023 rate sheet, Malanpur-Ghirongi, Pillukhedi and Mohasa-Babai cost almost the same all-in, and Mandideep costs about 70% more than Malanpur-Ghirongi.

Each estate publishes a land premium and a separate development charge, both per square metre. Plots up to 1 hectare get a 75% rebate on the premium, and plots from 1 to 20 hectares get 50%. The table takes the up to 1 hectare premium, adds the development charge and multiplies by 4,000 square metres, a plot just under an acre.

Mohasa-Babai has the lowest premium on the list, but its ₹563 development charge cancels most of the saving. Bigger plots also cost more per square metre, not less: a 5-hectare unit at Mandideep pays a premium of ₹957.50, double the small-plot rate. These rates date from January 2023, carry no notification number in the source and leave out GST and other charges. For Pithampur and the other Indore-region estates, ask MPIDC's Indore office for the current sheet.

Which estate suits which product?

  • Packaged food and consumer goods: Malanpur-Ghirongi has a 28.19-hectare food park inside it with 6.47 hectares free, a rail container depot and neighbours such as Mondelez and Godrej Consumer. See the food processing ideas list.
  • Plastics: the Plastic Park at Tamot, Raisen district, has 49.33 hectares with 30.98 free and sits 5 km from NH45. More in plastic manufacturing ideas.
  • Electrical and renewable equipment: Mohasa-Babai, where the state has earmarked a power and renewable-energy equipment zone and, in December 2024, approved more land for such units, as Energetica India reported. See renewable energy manufacturing ideas.
  • Textiles and apparel: Acharpura Textile Park near Bhopal (44 hectares, 23.17 free) or Mandideep, where Vardhman Textiles runs. The PM MITRA textile park at Bhainsola village in Dhar district is the next large option. See textile manufacturing ideas.
  • Cement and limestone products: Satna district, whose industrial profile lists eight industrial areas and calls limestone its most abundant mineral. Cement plants are big projects, but cement products can start small: see cement products manufacturing.
  • Pharma, plastics and food near Ujjain: the National Industrial Corridor Development Corporation describes Vikram Udyogpuri as a joint venture of the Centre and the state's MPTRIFAC, with plots of 2 to 15 acres and AMUL as anchor.
  • Large greenfield plants: Ratlam's 1,800-hectare investment region beside the Delhi-Mumbai Expressway was approved in May 2022, India Infra Hub reported. Confirm how much is open before you plan around it.

How are plots allotted, and when does raw land make sense?

Since the state amended its industrial land rules in October 2022, developed plots go through an online portal on a first come, first served basis, according to Drishti IAS's summary of the cabinet decision. Invest MP also runs a GIS-based online land bank worth checking first. Rules get revised, so read the current text before applying.

Since 2023 MPIDC has also pushed undeveloped land. In November 2023 it identified about 300 hectares in Dhar and Neemuch to ease crowded Pithampur and Dewas, and said roughly a fifth of industries were choosing raw parcels, as KNN reported. Raw land lets you develop the plot to your own layout. In 2025 the MSME department notified guidelines for allotting it to small units through an evaluation committee, with the state government deciding and reserved categories for SC, ST, women, startups and persons with disabilities.

Incentives sit outside the land price. The 2025 industrial promotion policy links assistance to eligible fixed capital investment, with extra multipliers for jobs, exports and priority areas, so read the notified text before you budget. Our page on Madhya Pradesh government schemes tracks the state's other support.

What should you check before booking a plot?

  1. Decide whether your product needs an established cluster (auto, pharma) or just cheap land with free plots.
  2. Check free plots on the Invest MP land bank, then call the MPIDC regional office for your district.
  3. Ask for the all-in price: premium, development charge and any other charge, the way the table above adds them.
  4. Confirm power, water and effluent arrangements for your process before you pay the booking amount.
  5. Compare with industrial areas in other states and with business ideas in Madhya Pradesh if the product is still undecided.

Frequently asked questions about industrial areas in Madhya Pradesh

What is the industrial capital of Madhya Pradesh?

Indore is the state's commercial capital, and Pithampur in neighbouring Dhar district is its manufacturing engine. Pithampur has the largest estate and the densest auto and engineering cluster. Mandideep near Bhopal and Malanpur-Ghirongi near Gwalior do the same job for their regions, so the answer depends on whether you mean the biggest cluster or the capital city.

How many industrial areas does Madhya Pradesh have?

Invest MP's 2025 investor presentation cites about 340 notified industrial areas, with more to be added. Counts differ between sources because estates, food parks, plastic parks and small local clusters are tallied differently. Check what a figure includes before comparing totals.

What are the major industries in Madhya Pradesh?

Auto and engineering at Pithampur, pharma, electrical goods and textiles at Mandideep, food and consumer goods at Malanpur-Ghirongi, and cement and limestone products in Satna. Among small units, agro-based enterprises are the largest group in Raisen's district industrial profile, which shows how widely farm and food processing is spread.

Which large industrial area has the cheapest land?

Malanpur-Ghirongi, by a narrow margin. On the 2023 rate sheet its premium plus development charge is ₹612.50 per square metre for plots up to a hectare, against ₹625.50 at Mohasa-Babai and ₹1,058.75 at Mandideep. Mohasa-Babai has far more free land. Confirm current rates with MPIDC.

Where can a small manufacturer find a plot?

Start with the Invest MP online land bank, then the MPIDC regional office for your district. State-run corporations such as MPIDC and the regional Audyogik Kendra Vikas Nigams manage the larger estates, while district trade and industries centres handle small local ones.
