The top industrial towns in Telangana sit in a ring around Hyderabad, with outposts built on one anchor each: coal and urea at Ramagundam, coal and paperboard at Kothagudem, garments at Warangal, rice milling at Miryalaguda. The ten towns below are ranked on district income, the number of units already running and the presence of a large anchor employer. Hyderabad's older estates, Patancheru and Adibatla lead because they hold most of the pharma, engineering and aerospace units. Zaheerabad ranks sixth because it is a funded plan, not yet a working town. If you make drugs or precision parts, start with the first three. If you process rice, stone or cotton, the last four cost less to enter. Ranks six to ten are close, so read the evidence under each.

Which are the top 10 industrial towns in Telangana, and what does each make?

The table shows how the ten line up, with the district's income rank alongside.

District income rank comes from the Telangana Socio Economic Outlook 2026, as reported by Siasat Daily. Rangareddy led at ₹11,29,735 per person against a state average of ₹3,80,031. Income is a proxy for industrial weight, not a measure of it.

Which towns suit pharma, engineering and aerospace units?

  • 1. Hyderabad inner estates. The Medchal-Malkajgiri industries page lists 7,397 units and 32 industrial parks, with 33 vacant plots out of 3,479. Jeedimetla, Balanagar and Nacharam are therefore a market for rented sheds and resales, not fresh allotments. The Department of Pharmaceuticals' 2022 cluster survey counted 120 pharma units at Jeedimetla and 200 across Genome Valley's Turkapally and Shamirpet.
  • 2. Patancheru, Pashamylaram and Bollaram. The same survey counted 60 pharma units at Pashamylaram and 62 at Kazipally. Bulk drug and chemical units usually need red-category clearance from the pollution board, so choose an estate already used for them.
  • 3. Adibatla, Shamshabad and Shadnagar. Rangareddy is Telangana's richest district per head. Tata Advanced Systems set up joint ventures with Sikorsky, Lockheed Martin and Pilatus in the Adibatla aerospace SEZ, Sakshi Post reported in 2015, which gives a precision parts maker a buyer base nearby.
  • 9. Jadcherla and Kothur. The Mahabubnagar district industrial profile lists Aurobindo Pharma's formulations unit at Jadcherla and says most large units in the district are textile and sponge iron plants around Kothur. The profile dates from 2013, so confirm which plants still run.

Where do coal, power and fertiliser set the pace?

  • 4. Ramagundam. Adding the company's own March 2026 area figures, Singareni's three Ramagundam coal areas (RG-I, RG-II and RG-III) mined about 170 lakh tonnes in 2025-26, according to the Singareni performance report. Ramagundam Fertilizers and Chemicals Limited (RFCL), promoted by National Fertilizers, Engineers India and the Fertilizer Corporation of India, is designed for 3,850 tonnes of urea a day and began commercial operation on 22 March 2021. Outside firms mostly find supplier work: maintenance, fabrication and transport.
  • 5. Kothagudem, Paloncha and Manuguru. Coal is not rising here. Singareni's total output fell from 690.06 lakh tonnes in 2024-25 to 580.04 lakh tonnes in 2025-26, though the Manuguru area still mined 105.41 lakh tonnes. ITC runs a paperboard unit at Bhadrachalam in the same district, so paper business ideas are one way in for a newcomer.

Which towns are newer bets than proven ones?

  • 6. Zaheerabad. The National Industrial Corridor Development Corporation describes about 12,500 acres across 17 villages in Sangareddy district on the Hyderabad-Nagpur Industrial Corridor, with 3,245 acres in phase one. A July 2026 review by the industry department's secretary put the approved cost at ₹2,361 crore and expected jobs at about 1.74 lakh, but the review was about land and trunk infrastructure. Ask for allotment dates before you count on a plot.
  • 7. Warangal. Korea's Youngone is investing about ₹900 crore on 290 acres in the Kakatiya Mega Textile Park, with 12,000 direct jobs planned, and its first unit already exports T-shirts, Apparel Resources reported in October 2025. One anchor draws dyeing, packaging and trims suppliers, but it also means one buyer's decisions set the town's pace. See textile business ideas for what to make there.

Where do rice, cement and granite set the pace?

  • 8. Miryalaguda. The Nalgonda district industrial profile counts a cluster of 170 rice mills and a separate set of mini cement plants. The profile is old, so use it for scale, not for a current count. Bran, husk and packaging sit beside the mills; the rice husk products guide and food processing ideas cover the options.
  • 10. Karimnagar. The Indian Minerals Yearbook lists Karimnagar among Telangana districts with black, pink, blue and multicolour granite. The newest figure found is from 2016, when Deccan Chronicle reported more than 300 quarries shut during a slump in Chinese demand. That export swing is the main risk, and the thin recent data is why it ranks last.

What should you do after shortlisting a town?

  1. Fix the product and capacity first, because the town follows the input and the buyer. The project identification guide shows how.
  2. Visit two towns and ask the estate office for vacant plots, shed rents and the pollution category allowed.
  3. Ask the Telangana State Industrial Infrastructure Corporation about allotment timelines, especially for Zaheerabad and any new estate.
  4. Compare ideas by town in business ideas in Telangana, and other states on the industrial hubs by state page. If your buyers sit across the border, read Andhra Pradesh industries too.

Frequently asked questions

Which is the biggest industrial area in Telangana?

Zaheerabad's planned industrial node, at about 12,500 acres according to the National Industrial Corridor Development Corporation, though most of it is unbuilt. The largest working belt is the ring around Hyderabad, where Medchal-Malkajgiri alone has 32 industrial parks on about 3,750 acres.

How big is industry in Telangana's economy?

Industry, covering mining, manufacturing, utilities and construction, made up 18.5% of Telangana's gross value added in 2023-24, against 27.6% for India, the Telangana Socio Economic Outlook 2024 shows. It employed 19.7% of working adults in 2022-23, so the state's factory belts are concentrated in a few districts.

Can a new small unit still get a plot in Hyderabad's older estates?

Rarely. The Medchal-Malkajgiri industries page shows 33 vacant plots out of 3,479, and all 268 sheds occupied, so renting or buying from an existing unit is the usual route. Outer estates are likelier sources of new allotments, which you should confirm with the state industrial infrastructure corporation.

Which Telangana districts have the most factories?

In the Telangana State Statistical Abstract 2020, as reported by Telangana Today, the top five were Medchal-Malkajgiri, Rangareddy, Khammam, Sangareddy and Hyderabad. Khammam is the surprise on that list. The figures are several years old, so check the latest district abstract before relying on them.
