Butibori, near Nagpur, is the largest established MIDC estate we could document: about 2,428 hectares (roughly 6,000 acres) of planned area, according to the Maharashtra Industrial Development Corporation's (MIDC) own environment filing. It is not the biggest planned site in the state. AURIC, the new industrial city at Shendra and Bidkin near Chhatrapati Sambhajinagar, is set at 10,000 acres, and the Dighi Port Industrial Area in Raigad at 6,056 acres.
The names that top most "largest" lists, Chakan, Ranjangaon and Taloja, owe their reputation to what runs inside them: vehicles, appliances and chemicals. Measured by land alone, Chakan and Ranjangaon each come in under 1,000 hectares in an older government profile. For someone buying land, that is the useful finding, because area says little about subsidy, suppliers or approvals.
Which is the largest MIDC in Maharashtra by area? The numbers side by side
We found no official ranking of Maharashtra's estates by size, so the table below is stitched together from documents we could open. Read the last two columns first, because a notified area and a working factory belt are different things.
| Industrial area | District | Area | What the figure means | Source and year |
|---|---|---|---|---|
| AURIC (Shendra and Bidkin) | Chhatrapati Sambhajinagar | 10,000 acres (about 4,047 ha) | Planned industrial city, about 60% of it industrial land | AURIC website, 2026 |
| Dighi Port Industrial Area | Raigad | 6,056 acres (about 2,451 ha) | Planned node listed under NICDC's new projects | National Industrial Corridor Development Corporation (NICDC) project page |
| Butibori | Nagpur | 2,428 ha (about 6,000 acres) | Planned area over 16 villages; 2,502 plots carved out, 2,086 allotted | MIDC Nagpur environment filing, 2014 |
| Tarapur | Palghar | 1,028 ha (about 2,540 acres) | 1,083 industries; set up in 1972 | Maharashtra Pollution Control Board (MPCB), 2015 |
| Chakan | Pune (Khed taluka) | 962 ha (about 2,377 acres) | Land acquired and developed | MSME Development Institute (MSME-DI) Pune district profile, undated |
| Ranjangaon | Pune (Shirur taluka) | 925 ha (about 2,286 acres) | Land acquired and developed | MSME-DI Pune district profile, undated |
The Chakan and Ranjangaon rows come from an older district profile with no stated year, so treat them as indicative and confirm current layouts on MIDC's GIS portal. The "Asia's largest" label that Butibori carries on some local pages has no published ranking behind it that we could find.
Set against the whole network, the scale looks different. MIDC says on its own site that it has set up about 300 industrial estates over roughly 101,171 hectares. Butibori's 2,428 hectares is about 2.4% of that (2,428 ÷ 101,171). The network is a long tail of mid-sized estates, with very few giants. For how other states compare, see industrial areas across Indian states.
Why does the Pune belt top the lists if its estates are smaller?
Lists count the belt, not the single estate. The same district profile covers ten MIDC estates in Pune district, from Pimpri (1,224 ha) and Chakan (962) to Ranjangaon (925), Baramati (752) and Talegaon (578). Together they add up to 6,128 hectares, about 2.5 times Butibori (6,128 ÷ 2,428).
MPCB's records place Chakan in Khed taluka, Ranjangaon in Shirur and Talegaon in Maval, yet buyers treat them as one supply region. Chakan hosts plants of Mercedes-Benz, Volkswagen Group, Mahindra and Bajaj Auto, and Ranjangaon has LG and Whirlpool. A supplier chasing both auto and appliance buyers shops for a location across the belt, not inside one gate.
Does a bigger estate mean a bigger subsidy?
No, and this is where location decisions most often go wrong. Maharashtra's incentives follow the group of the taluka where the plot lies, not the estate's size or name. MIDC's policy page says talukas are placed in groups A, B, C, D and D+, with three special categories on top: districts with no industry, Naxal-affected areas and aspirational districts.
The current rulebook is the Maharashtra Industries, Investment and Services Policy 2025, issued by a government resolution dated 31 December 2025 and valid for five years or until a new policy replaces it. The same resolution says the 2019 package scheme of incentives will be revised and a new scheme announced, so confirm which scheme applies on the day you apply. For Butibori, MIDC's filing places the Phase II expansion in Hingna tehsil (a taluka), so look up Hingna's group in the policy's taluka annexure before you assume anything. More on state support sits on our Maharashtra government schemes page.
Group letters say nothing about land price or utilities. Check three things in order: where your buyers and suppliers sit, which taluka group the plot falls in, and whether the estate can take your effluent and water load.
Which estate fits which kind of factory?
The right pick is usually the estate where your first customer already is. Each cluster is anchored by a different buyer, and each has its own thing to check first.
| Estate | What anchors it | Suits | Check before committing |
|---|---|---|---|
| Butibori | Mahindra's new plant at Additional Butibori: first 800 of 1,500 acres, allotted by MIDC, capacity above 5 lakh vehicles and 1 lakh tractors once fully built (company release, 31 August 2026; The Hitavada, 2 September 2026). Older units include Indo Rama Synthetics and KEC | Auto and engineering suppliers, fabrication, synthetic textiles | Nagpur is about 28 km away, so skilled hiring and vendor depth start there |
| AURIC | Toyota Kirloskar Motors, JSW Green Mobility, Lubrizol and Ather Energy, with over ₹56,200 crore invested (NICDC) | EV, auto, chemical and MSME units; Shendra plots run 1 to 100 acres, Bidkin 10,000 sq m to 100 acres | Shendra Phase 1 is almost sold out, so newcomers mostly look at Bidkin |
| Pune belt (Chakan, Ranjangaon, Talegaon) | Vehicle makers at Chakan; LG and Whirlpool at Ranjangaon | Component, engineering and appliance-linked units | The older profile showed no vacant plot at Chakan, so expect resale or fresh MIDC land |
| Taloja and Tarapur | Chemical, drug, steel and textile units | Process and chemical units that need shared effluent treatment | MPCB's 2015 data counted 472 Red-category units at Tarapur; Taloja's effluent plant has been under National Green Tribunal supervision since at least 2018 |
If your plant makes chemicals, read our notes on chemical business ideas; for fabrication and auto parts, the engineering business ideas page is the closer fit.
How to shortlist an MIDC estate before you pay for a plot
- Fix your process and its pollution category (Red, Orange or Green) with MPCB first, because chemical and heavy processes shrink the list quickly.
- Mark your anchor customers and suppliers on a map and shortlist estates by distance to them, not by area. Choosing the right project comes before choosing the estate.
- For each estate, find the taluka group in the policy annexure and confirm which incentive scheme is in force.
- Apply and check current plots through MIDC's allotment portal, MILAAP. It offers direct allotment for listed categories, plus cap and open e-bidding.
- Prepare the project report the application asks for: promoter profile, project cost, means of finance and implementation schedule, plus raw material, water and effluent details and MPCB consent where it applies. Our list of business ideas in Maharashtra helps if the product is still open.
Frequently asked questions
What is the biggest industry in Maharashtra?
Within the state's industry sector, manufacturing is the biggest segment. In 2023-24 it produced about ₹5.13 lakh crore of gross value added at current prices, 14.5% of the state total and more than half of the industry sector's ₹8.87 lakh crore, says the state's Economic Survey 2024-25.
How many MIDC industrial areas are there in Maharashtra?
MIDC's website says it has set up about 300 industrial estates covering roughly 101,171 hectares. Lists elsewhere differ, so quote MIDC's own page for anything formal.
Is Butibori really the largest industrial estate in Asia?
We found no published ranking that supports it. The Nagpur district website uses the phrase, but MIDC's own filing gives 2,428 hectares, and AURIC alone is planned at 10,000 acres within Maharashtra. Quote the hectare figure and its source rather than the slogan.
Does an MIDC plot allotment replace pollution clearance?
No. MIDC's allotment application asks for raw material, water, effluent and waste details, along with MPCB consent and environmental clearance where they apply. Allotment settles the land; the pollution approvals sit alongside it.
Is Taloja the biggest MIDC area in Maharashtra?
Taloja is among the most heavily built, but we found no area figure that puts it first. What the documents show is density: 974 member units on its effluent plant in an August 2019 affidavit before the National Green Tribunal. The largest established-estate area we could source is Butibori's 2,428 hectares.
