The largest of the top 10 industrial areas in Rajasthan depends on what you count. Mahindra World City in Jaipur, at 3,000 acres, is the largest single integrated township and special economic zone on the list. By land acquired for factory plots, Sitapura in Jaipur is bigger: its phases, export park and SEZ blocks together cover about 2,144 hectares, roughly 5,300 acres. For a plant selling into Delhi, the real weight sits in Alwar, where the district's 21 state-built estates add up to just under 10,000 acres on 2012 data, led by Bhiwadi at 2,138 acres.
The list below ranks the main estates by land and says what kind of factory each one suits. Most were built by the Rajasthan State Industrial Development and Investment Corporation (RIICO), which now lists 472 industrial areas. The two big regions planned along the Delhi-Mumbai corridor are larger than any of them on paper, but they are still mostly plans rather than running factories.
Which is the largest industrial area in Rajasthan? It depends on the yardstick
Four ways of measuring give four different answers, and the planned regions dwarf all of them.
| Yardstick | Largest | Land | Catch |
|---|---|---|---|
| One integrated township with an SEZ | Mahindra World City, Jaipur | 3,000 acres | A partnership between the Mahindra Group and RIICO; the figure covers the SEZ and the domestic-market side together |
| Land acquired under one RIICO estate name | Sitapura, Jaipur | About 5,300 acres (2,143.66 ha) | Bundles four phases, the export park, two SEZ blocks and the institution area |
| Working manufacturing belt | Alwar district, 21 RIICO estates | About 9,900 acres | Sum of 21 separate estates, RIICO data as on 31 March 2012 |
| Planned industrial regions | Jodhpur-Pali-Marwar and Khushkhera-Bhiwadi-Neemrana | Roughly 38,000 and 41,000 acres (154 and 165 sq km) | Master-plan area under the Delhi-Mumbai Industrial Corridor; only the first phases are earmarked for development |
The 154 sq km figure for Jodhpur-Pali-Marwar comes from the National Industrial Corridor Development Corporation (NICDC), and the 165 sq km for the Alwar region from a 2019 Elets report on the corridor.
Top 10 industrial areas in Rajasthan, ranked by land
Land figures are RIICO data as published in the MSME Development Institute's Jaipur district profile and Alwar district profile, plus the Bhilwara profile and Mahindra's own description of its township. They show land acquired, not what is vacant today.
| # | Industrial area (district) | Land, acres | Known for |
|---|---|---|---|
| 1 | Sitapura (Jaipur) | 5,297 | Export-oriented units, Gem Park, export promotion park; 1,210 units in production |
| 2 | Vishwakarma Industrial Area, VKIA (Jaipur) | 3,458 | General manufacturing; 1,150 units in production, no vacant plots in the profile |
| 3 | Mahindra World City (Jaipur) | 3,000 | IT and engineering units; SEZ aimed at auto ancillaries, food processing, electronics, medical devices |
| 4 | Bhiwadi, Phases I to IV (Alwar) | 2,138 | Auto parts, gears, cables, pharma, tyres |
| 5 | M.I.A. (Alwar) | 1,804 | Automobiles, ceramics, spirits, cables, edible oils |
| 6 | Hamirgarh Growth Centre (Bhilwara) | About 1,790 | Largest RIICO area in a district known for textiles |
| 7 | Neemrana Japanese Zone (Alwar) | 1,166 | Japanese auto-parts and air-conditioning plants |
| 8 | Khushkhera (Alwar) | 826 | Steel, mainly MS and TMT bars |
| 9 | Chopanki (Alwar) | 802 | Cables, fasteners, beverages, tyres |
| 10 | Tapukara (Alwar) | 781 | Auto parts, printing ink; only 22 plots developed |
This ranking covers districts whose profiles state acreage in a comparable form: Jaipur, Alwar, Bhilwara and Jodhpur. Kota's profile does not state its unit, and several other districts were not checked, so an estate elsewhere could belong in this table. RIICO's layout plans give the current figure for any area.
How many industrial areas does Rajasthan have, and why do pages disagree?
RIICO's own website reports 472 industrial areas on about 102,723 acres, with more than 42,344 units in production, as of October 2026. Older pages quote less: the Jaipur district portal says 322, and a March 2019 Elets report said 347. The count rises as new estates are notified, so quote the RIICO figure with its date. Acreage ages more slowly than counts, because land once acquired stays on the books, while vacant plots change month to month.
Which Rajasthan industrial area fits which kind of factory?
Match the cluster and the buyer first, and size second.
- Delhi buyers and auto suppliers: the Alwar belt, where Bhiwadi, Khushkhera, Chopanki and Neemrana sit next to Haryana and the NCR. The Alwar profile lists auto parts, cables, pharma and tyres here.
- Exports: RIICO built three export promotion industrial parks, at Sitapura, Neemrana and Boranada in Jodhpur, covering 778 acres together. Sitapura also has a Gem Park.
- Textiles: Bhilwara, where textile units sit in RIICO estates. What to make there is covered in textile manufacturing ideas.
- Stone: Mandore Stone Park near Jodhpur and Ramganj Mandi near Kota, the Kota stone cluster. Processing is covered in the marble business guide.
- Chemicals and food: Kota's Indraprastha estate had 1,265 units in production in the 2016 profile, and the Agro Food Parks at Ranpur serve food processors.
- Western Rajasthan: the HPCL Rajasthan Refinery at Pachpadra, Balotra, was inaugurated on 4 July 2026 at 9 million tonnes a year, with 2.4 million tonnes of petrochemical capacity. RIICO's land page already lists 16 areas under its Balotra unit, and plastics and chemical processors should at least look there.
How does a new entrepreneur get a plot in a RIICO area?
RIICO allots plots on lease. Under its Disposal of Land Rules, the normal route is an e-auction from a reserve price. Direct allotment is limited to specified cases, such as state government directions and country-specific areas like the Japanese Zones. New areas reserve plots for women, SC/ST applicants, ex-servicemen and persons with disabilities, who bid among themselves and get price concessions.
In January 2025 RIICO also approved a Direct Land Allotment Scheme for investors who signed MoUs at the Rising Rajasthan summit, with MSMEs getting a share of land in new areas by e-lottery. Check RIICO's Land Availability page for whether it is open, and for the vacant plot list and land bank map.
What to do before you shortlist an estate
Shortlist two estates, not one. Pull the vacant plots for each, then visit and check what a listing never shows: whether the power line carries the load your machines need, where effluent leaves the plot, and how far your first ten customers and suppliers are. Compare land rates against the plot size you actually need before comparing locations. State incentives are listed on the Rajasthan subsidy schemes page, and product ideas that fit these clusters are in manufacturing business ideas in Rajasthan. To compare Rajasthan with its neighbour, see Gujarat's industrial areas, or browse industrial areas across Indian states.
Frequently asked questions
Is Bhiwadi in Rajasthan or Haryana?
Bhiwadi is in Alwar district of Rajasthan, right on the Haryana border. Its industrial phases are RIICO estates, so plots are dealt with through RIICO, not Haryana's industrial development corporation. The Alwar profile lists Bhiwadi Phases I to IV at 2,138 acres, the largest estate in the district.
What is the Japanese Zone in Neemrana?
It is a country-specific zone of about 1,167 acres, described in a 2019 Elets report as the first of its kind in India. By then 54 companies had been allotted land and 45 were producing. A second Japanese zone of about 533 acres was created nearby at Ghiloth.
Where are Rajasthan's export promotion industrial parks?
RIICO developed three: Sitapura in Jaipur, Neemrana in Alwar and Boranada in Jodhpur, 778 acres in all. Neemrana's park covers about 211 acres in the Alwar profile, with units making biscuits, beer, yarn, terry towels, sanitary ware and garments. Sitapura's park sits inside the much larger Sitapura estate listed above.
Can a small entrepreneur get a RIICO plot without bidding?
Usually not. E-auction from a reserve price is the default, and direct allotment applies only in specified cases. Reserved categories compete only among themselves in limited e-auctions and receive price concessions. Look at the vacant plots list before you build a plan around one estate.
Which Rajasthan industrial area is best for a first factory?
None is best on its own. Start from where your buyers and suppliers are, then check whether a cluster for your product already sits there: autos and cables in Alwar, textiles in Bhilwara, stone at Mandore and Ramganj Mandi, gems at Sitapura. Compare plot rates and vacant plots only after that.
