Kochi is Kerala's largest industrial area by a wide margin, with an oil refinery, a shipyard and a major port inside one belt. The biggest new site is at Kanjikode in Palakkad, where a 1,710-acre industrial smart city is under construction, far larger than any park the state's industrial infrastructure agency runs today. Beyond those two, industry follows the product: chemicals around Aluva and Eloor, apparel and the new Vizhinjam port near Thiruvananthapuram, cashew in Kollam, rubber in Kottayam, coir at Cherthala, plywood at Perumbavoor, and smaller parks with spare land in Kozhikode and Kannur.
Kerala publishes no official ranking of industrial towns, so the order below is ours. We ordered them by where anchor factories, ready plots and port or highway links sit together. For a first factory, fit matters more than size: pick the town where your main raw material or buyer already is, because relocating a factory later costs more than searching longer for a plot. Kerala's position among the industrial states of India is covered separately.
Kerala industrial area list: which are the top 10 industrial towns?
Kochi leads on scale, Palakkad on new land, and each of the other eight owns one product or one kind of park. Park sizes and unit counts below come from KINFRA's park listing (Kerala Industrial Infrastructure Development Corporation), unless another source is named.
| Town (district) | Known for | Anchors and parks | Worth knowing |
|---|---|---|---|
| Kochi (Ernakulam) | Refining, shipbuilding, port, electronics | BPCL Kochi Refinery, Cochin Shipyard, Petrochemical Park at Ambalamugal (481.79 acres), Kakkanad parks | Cochin port moved about 3.8 crore tonnes in FY26 (IBEF) |
| Aluva and Eloor (Ernakulam) | Fertiliser, caprolactam, metals | FACT at Udyogamandal, incorporated in 1943 as India's first large fertiliser plant | Chemical units face the closest pollution scrutiny |
| Kanjikode and Palakkad | Textiles, food, defence, general industry | Textile Park (211 acres, 120 units), Mega Food Park (79.42 acres), Defence Park, Ottapalam (60 acres) | The smart city adds 1,710 acres |
| Thiruvananthapuram (Thumba, Kazhakkoottam, Vizhinjam) | Apparel, film and IT, port-led logistics | Apparel Park, Thumba (95.83 acres); Film and Video Park, Kazhakkoottam; Technopark | Vizhinjam port operating commercially since 3 Dec 2024 |
| Kollam | Cashew, ceramics, rare earths | Kerala Ceramics at Kundara, Indian Rare Earths at Chavara, small KINFRA parks at Piravanthoor and Mundakal | State cashew corporation runs 34 factories (district website) |
| Kottayam (Velloor) | Rubber, paper | Velloor paper mill, formerly Hindustan Newsprint, now state-owned | Kerala grew about 71% of India's natural rubber in 2023-24 (Rubber Board) |
| Cherthala (Alappuzha) | Coir, seafood | Alleppey coir cluster, confined to Cherthala and Ambalapuzha taluks; Sea Food Park at Aroor | Mostly small household units that sell through exporters |
| Perumbavoor (Ernakulam) | Plywood, wood products | Industrial Park, Phases I and II (68.88 acres), plus plywood presses in Perumbavoor and Aluva | A 2020 trade report flagged timber supply and prices |
| Kozhikode | Seafood processing, electronics | Marine Park at Beypore (22.34 acres), Advance Technology Park at Ramanattukara (78 acres) | Both parks are small, so check vacancy first |
| Kannur | Textiles, general industry | Textile Centre at Nadukani (123.99 acres, 157 units), Industrial Park at Mattannur (128 acres, 6 km from Kannur airport) | KINFRA has identified 1,054 acres for a Kannur land bank |
Which is the biggest industrial area in Kerala?
The Kochi and Ernakulam belt. BPCL's Kochi Refinery runs at 15.5 million tonnes a year, and BPCL told its August 2026 shareholder meeting it plans 17 million. Cochin Shipyard has run an International Ship Repair Facility on Willingdon Island since August 2024. Few Kerala towns put a refinery, a shipyard and a port within one commute, and that mix creates steady demand for fabrication, maintenance and logistics units.
By land, the answer will change. The Palakkad industrial smart city is a 1,710-acre site at Pudussery, with a project cost of ₹3,806 crore and 51,000 jobs expected, according to the National Industrial Corridor Development Corporation. Coimbatore airport is 55 km from the Kanjikode park, so Tamil Nadu's industrial towns are the nearest source of suppliers and buyers.
Which Kerala town should your factory start in?
Match the town to the input you cannot move, whether that is an existing supplier cluster, a port or a ready park built for your kind of unit.
| If you make | Look first at | Why |
|---|---|---|
| Food and spice products | Palakkad Mega Food Park (43 units); Adoor food park | Built for food processing |
| Seafood products | Aroor (Alappuzha); Beypore (Kozhikode) | Aroor is a seafood park; Beypore has cold storage |
| Coir products | Cherthala and Ambalapuzha | The established coir cluster |
| Cashew kernels | Kollam | Home to the state cashew corporation's 34 factories |
| Plywood and timber goods | Perumbavoor | Existing presses; secure timber supply before buying land |
| Garments and textiles | Thumba, Kanjikode, Nadukani | Each has a KINFRA apparel or textile park |
| Electronics | Kakkanad (Kochi); Ramanattukara (Kozhikode) | Electronic Manufacturing Cluster and Advance Technology Park |
| Chemicals and petrochemicals | Ambalamugal, Aluva and Eloor | Refinery output nearby; expect pollution board scrutiny |
| Defence parts | Ottapalam (Palakkad) | KINFRA Defence Park |
How do you get a plot and approvals in a Kerala industrial area?
Start with a park rather than the open market. KINFRA says it runs 31 parks, and the park pages we checked list a single-window clearance facility on site. For licences outside the parks, the Kerala State Industrial Development Corporation (KSIDC) runs K-SWIFT, the state's online single-window portal.
The Kerala Industrial Policy 2023 still sits on KSIDC's policy list, and the industries minister said in July 2026 that policies would continue after the change in government. It names land as the main constraint on industrial growth and plans private industrial parks in all 14 districts. For MSMEs it offers a capital subsidy of up to 45%, capped at ₹40 lakh for micro, ₹100 lakh for small and ₹200 lakh for medium units, plus five years of electricity duty exemption. Confirm current amounts with KSIDC before budgeting: the state announced a proposed single-approval system, SARAL Kerala, on 16 September 2026, and it is not yet operational. The wider list of Kerala government schemes lists more support programmes.
What industrial projects are coming up in Kerala?
Five projects will change the map, three of them around Kochi and Palakkad.
| Project | Where | Size | Status |
|---|---|---|---|
| Palakkad industrial smart city, first node of the Kochi-Bengaluru Industrial Corridor | Pudussery, Palakkad | 1,710 acres; ₹1,316.13 crore infrastructure contract | Contract awarded 2025; 42 months to build from signing (The Week, 24 Sep 2025) |
| Polypropylene unit at BPCL Kochi Refinery | Ambalamugal, Ernakulam | 400,000 tonnes a year; ₹5,514 crore | Foundation stone 11 Mar 2026; completion due 31 Oct 2027 (BPCL) |
| Vizhinjam port phase 2 | Thiruvananthapuram | Over ₹10,000 crore | Expansion announced after the port's first year (Swarajya, Jul 2025) |
| Kochi ship repair cluster | Willingdon Island, Kochi | 50:50 venture of Cochin Shipyard and Drydocks World | Heads of terms signed 29 Oct 2025 |
| Vizhinjam-Kollam-Punalur development triangle | Thiruvananthapuram and Kollam districts | Industrial and logistics areas; ₹1,000 crore for land | Announced in the Feb 2025 state budget; check status with the current government |
The corridor matters beyond Kerala. Palakkad is its first node and the line runs towards Bengaluru, so buyers and suppliers may sit across the border; see our page on industrial areas in Karnataka.
What to do before you pick a Kerala industrial area
- Name the one input or buyer you cannot move, then use the product table above to shortlist two towns.
- Ask KINFRA or KSIDC which plots are vacant in those parks today. The park sizes above are totals, not availability.
- Check your product's pollution category with the Kerala State Pollution Control Board before paying for land, especially near Aluva, Eloor and Ambalamugal.
- Compare costed ideas in manufacturing business ideas in Kerala, then get a project-specific report from a qualified consultant if a bank will finance the unit. Costs and returns change with capacity, machinery and town.
Frequently asked questions
Is Kerala a manufacturing state?
Partly. Kerala's exports reached ₹41,868 crore in FY26, with engineering goods and marine products the key items, according to IBEF. Outside Kochi, manufacturing is spread across small parks and traditional crafts such as coir and cashew, so most units are MSME scale.
Which Kerala town suits a food processing unit?
Palakkad. KINFRA's Mega Food Park there has 79.42 acres and 43 units, and the Adoor park is also meant for food processing. Seafood processors should look at Aroor in Alappuzha or Beypore in Kozhikode instead, since Aroor is a seafood park and Beypore has fisheries and cold storage facilities.
Is Vizhinjam port operational?
Yes. Commercial operations began on 3 December 2024, and the Prime Minister dedicated the port to the nation on 2 May 2025. A second phase costing over ₹10,000 crore has been announced, so expect construction around the port for some years.
Can I start a factory before every licence arrives?
Many non-red-category MSMEs can, under the Kerala MSME Facilitation Act 2019, if they obtain the remaining licences within the period the law allows. Red-category units, the most polluting class, are generally not covered. Ask the district industries centre which approvals your unit still needs and by when.
Planning a new manufacturing unit?
