Peenya in north-west Bengaluru is the largest of the industrial areas in Karnataka if you count working factories and the people employed in them. It is not the largest if you count land. The Tumakuru industrial node near Vasanthanarasapura covers 8,484 acres, while the state notified 1,461 acres for Peenya's four phases in June 2025.
That split matters when you are choosing where to put a factory. Peenya is where machine tools, industrial equipment and electroplating units already sit close together, so vendors, job workers and skilled hands are a short ride away. Its roads, power and effluent arrangements are the complaints reported most often. Newer estates around Bidadi, Harohalli, Kolar and Tumakuru offer room to grow, but they sit roughly 30 to 90 km out of the city.
Which industrial areas in Karnataka are worth knowing, and what does each run?
The table gives each one's distance from central Bengaluru and the kind of units found there.
| Area | Distance from central Bengaluru | What runs there |
|---|---|---|
| Peenya | About 15 km, Tumakuru road | Machine tools and industrial equipment, plus a large electroplating and chemical base |
| Whitefield | 18 km | Machinery and telecom equipment |
| Electronics City | 22 km | Automation and electronics |
| Bommasandra-Jigani | 26 km | Auto parts and electronics |
| Bidadi | 28 km, Mysuru road | Automotive, with Toyota group units |
| Aerospace Park and Hardware Park | 35 km, Hyderabad road | Aerospace and electronics |
| Doddaballapur | 36 km | Auto parts and machinery |
| Harohalli | 45 km, Kanakapura road | Rubber and industrial products |
| Malur, Narasapura and Vemagal (Kolar) | 45 to 55 km | Auto parts, elevators |
| Vasanthanarasapura (Tumakuru node) | About 86 km, Tumakuru road | Electrical and electronics |
Distances and tenant mixes come from the Japan External Trade Organization's March 2021 listing of industrial parks around Bengaluru, so read them as orientation, not current occupancy. On size, the clearest official figure is the Tumakuru node's 8,484 acres across 15 villages. Its first three phases already host working units, and the newer phases are greenfield land still to be planned and serviced.
Why do Peenya's size figures disagree, and which one counts?
Three different Peenyas are in circulation. The legal one is the Karnataka government's notification of the first to fourth phases, 1,461.46 acres in all, as the state's 18th Special Investment Region (SIR) on 9 June 2025, with the Karnataka Industrial Areas Development Board (KIADB) as the township authority. The second is ETV Bharat's June 2025 count of about 1,800 acres, more than 3,500 units and nearly six lakh workers. The third came from the Peenya Industries Association, which told ETV Bharat in March 2026 that about 13,500 industries operate across roughly 50 sq km, including nearly 800 chemical and electroplating units.
The gap most likely comes from where the boundary is drawn: the notified KIADB phases at one end, the whole belt of private-land clusters around them at the other. Ask which phase or survey number any quoted figure covers.
SIR status moves planning and local administration for the four phases from the municipal body to KIADB. It has not yet changed conditions on the ground. Industry leaders told ETV Bharat the notified area is only a small part of Peenya, and the association says a common effluent treatment plant has been sought for over 15 years.
Which Karnataka industrial area suits which kind of factory?
Start from where your buyers, suppliers and workers are, then check land and subsidy. The table pairs common unit types with the estates that already host similar tenants.
| Your unit | Look first at | Why |
|---|---|---|
| Tooling, machine parts, job work, electroplating | Peenya, Bommasandra-Jigani | Vendors and skilled workers already cluster here, though you will usually be buying or renting an existing shed |
| Auto components for assembly lines | Bidadi, Harohalli, Doddaballapur, Malur and Narasapura | Toyota group, Honda and Aisin units are listed as tenants in these estates |
| Electronics, aerospace parts | Electronics City, Aerospace and Hardware Parks | Tenant mix is automation, aerospace and electronics |
| Several acres, phased expansion | Tumakuru node | The biggest land bank, but confirm which phases are serviced today |
| Heavy metals, steel-linked work | Toranagallu, Ballari | JSW Steel's Vijayanagar works is listed there at 11.7 million tonnes a year of nominal crude steel capacity (Global Energy Monitor, data from around early 2024) |
Take Peenya or Jigani when your buyers are inside Bengaluru and a late delivery costs you the order. Take Tumakuru or Kolar when you need acres more than adjacency. Hosur, a Tamil Nadu park about 40 km from Bengaluru, is the usual comparison for buyers on the Bengaluru side, and Tamil Nadu's industrial areas are worth a look alongside industrial areas in other states.
If you are still deciding what to make, engineering business ideas lists options that suit these clusters. Two guides cover the most common Peenya and Bidadi-belt starts: a metal fabrication unit and auto component manufacturing.
Does the zone change what a small unit gets?
The Karnataka Industrial Policy 2025-30 sorts talukas into three zones and pays more the further a unit sits from Bengaluru. The capital subsidy for general-category enterprises, as of October 2026, is a share of the value of fixed assets up to a cap.
| Zone | Micro enterprise | Small enterprise |
|---|---|---|
| Zone 1 | 30%, up to ₹30 lakh | 25%, up to ₹200 lakh |
| Zone 2 | 25%, up to ₹25 lakh | 20%, up to ₹150 lakh |
| Zone 3 | 10%, up to ₹10 lakh | 10%, up to ₹50 lakh |
The policy ties its Zone 3 benefits to Bengaluru Rural, and the taluka table decides which zone a given estate falls in, so check Peenya's or Jigani's listing before you fix project cost. Stamp duty on KIADB lease and sale deeds is fully exempt for general-category MSMEs in Zones 1 and 2. For loans and other state support, see Karnataka loan and subsidy schemes.
What are Karnataka's biggest industry and richest district?
By value, services lead: 63.2% of the state's gross value added in 2021-22 against 21.5% for industry, according to the NITI Aayog state summary. By place, Bengaluru Urban produced 40.4% of state output in the Economic Survey 2025-26 as reported by ThePrint, followed by Dakshina Kannada at 5.3% and Belagavi at under 4%. Bengaluru Urban's per capita income of ₹8,55,960 in 2024-25 compares with ₹3,86,156 for the state.
What should you check before taking a plot or shed?
- Boundary: ask which phase and survey number the plot sits in, and whether it falls inside the Peenya SIR notification or the wider belt.
- Pollution category: confirm your process is allowed in that estate. Peenya's chemical and electroplating units are still waiting for a common effluent plant.
- Zone and subsidy: read the taluka's zone in the policy before you fix project cost, since the same machinery earns a different subsidy in Zone 1 and Zone 3.
- Power and water: get the connection load and date in writing. Peenya units told ETV Bharat that transformer failures and poor roads are routine, so ask the same questions of any newer estate.
From shortlist to a plan a bank will read
- List where your first ten buyers and three main suppliers are, then shortlist two estates within half a day's reach of them.
- Visit both on a working day and note road condition, power cuts, effluent arrangements and which sheds are free.
- Confirm each taluka's zone and price the subsidy into project cost. The MSME support schemes page covers central options that stack with the state policy.
- Prepare a detailed project report for the chosen estate, not a generic location, since lenders look at land, power and approvals together.

Frequently asked questions
Is Peenya the largest industrial area in Asia?
No official ranking says so. The claim is repeated across many websites, and ETV Bharat's June 2025 report carried both a headline calling Peenya South Asia's largest cluster and a local industrialist describing it as Asia's second largest. Treat the phrase as a description of Peenya's age and density, not a measured rank.
Which is the industrial city of Karnataka?
Bengaluru is the main industrial centre of Karnataka, with Peenya, Whitefield and Electronics City in its belt. Beyond it, the Industrial Policy 2025-30 names cluster districts: Hubballi-Dharwad for electronics manufacturing and consumer durables, Vijayapura for food processing and renewables, Kalaburagi for textiles, and Yadgir and Chitradurga for pharmaceuticals.
Who develops and allots land in Karnataka's industrial areas?
KIADB develops and allots land in most of the state's industrial areas, and for Peenya's four notified phases it now also acts as township authority. Private parks exist too, and the policy sets minimum sizes for them, from 5 acres for knowledge-based parks to 200 acres for integrated parks.
Is there an official top 10 list of industrial areas in Karnataka?
Not as a single ranking, because lists online mix acres, units and workforce and rarely agree. Pick the measure that matters for your project, such as distance to buyers, available acres or subsidy zone, and compare your shortlist on that.
