Rajpur Industrial City is a planned factory township on the Aligarh-Palwal highway in Khair tehsil, spread over about 1,358 hectares across the villages of Sofa, Rajpur and Narayanpur. The Aligarh Development Authority (ADA) board cleared the land acquisition proposal on 13 August 2026, and Amar Ujala reported a first-phase outlay of ₹700 crore: ₹400 crore sought from the Uttar Pradesh government and ₹300 crore to be borrowed from the Housing and Urban Development Corporation (HUDCO), a government-owned lender. The sectors named are semiconductors, pharmaceuticals, textiles and food processing.

For a manufacturer, the sensible reading is a cautious one. As of October 2026 the money has been requested, not released, farmers are still signing consent papers, and the reports we reviewed mention no plot scheme or price list. Rajpur is a project to plan around, not a plot you can book this month.

What is approved at Rajpur Industrial City, and what is still only proposed?

Only the land acquisition proposal carries a formal approval so far; the funding, the farmers' signatures and the plot scheme are all still ahead.

Area figures also vary between reports. The Patrika report splits the 1,358 hectares as about 1,160 in Rajpur village, 143 in Sofa and 55 in Narayanpur. That adds up to roughly 3,355 acres, though some reports say 3,396. The 350 acres in Patrika's headline is only the land farmers have agreed so far, not the size of the city.

Which factories fit Rajpur, and which should wait?

The four named sectors are not equally open to a small investor, and Aligarh's own strength, locks and hardware, is missing from the Rajpur reports.

SectorWho can realistically enterWhere a smaller unit can fit
Food processingSmall and mid-size unitsPacked foods, flour, spices or dairy products using produce from the surrounding farm belt
TextilesMid-size unitsStitching, finishing and trims that serve a larger garment or fabric buyer
PharmaceuticalsMid-size to large; licensing is heavyCartons, labels and packaging for formulation plants rather than the plant itself
Semiconductor-related workLarge capital players onlyPrecision tooling, enclosures and packaging materials for suppliers

Amar Ujala says large companies have shown interest through Invest UP, the state's investment promotion agency, but it names none of them. Until an anchor buyer is on record, our advice is to start with the sector where you already hold a customer's written interest. A unit tied to a buyer is easier to finance than one waiting for the city to fill up.

The state's One District One Product (ODOP) portal lists locks and hardware as Aligarh's product. The Rajpur reports do not mention it, but suppliers of castings, plating and tooling to that cluster would be selling into demand that already exists. Packaging units that serve both the lock makers and the new food and pharma plants sit in the same position.

How does land pooling decide when Rajpur plots will be available?

Patrika reports that about 80% of the land is planned through pooling and about 20% through purchase by mutual consent. Farmers who sell may get up to four times the circle rate, though the paper itself calls that a possibility and says final terms depend on the process.

In a pooled township, owners hand their land to the authority and get a developed plot back. So the layout, internal roads and utility lines cannot be fixed until enough owners have signed. That makes the consent count the number to watch, more than the ₹700 crore headline: 350 acres out of roughly 3,400 is about a tenth of the site, with a further 300 farmers only verbally on board.

Until ADA publishes an allotment scheme, treat any broker or agent offering a Rajpur plot as unverified. Allotments normally come from the authority itself, so an advance booking with a middleman carries no standing.

How does Rajpur compare with Jewar, the defence corridor and Aligarh's lock cluster?

Of the four, Rajpur is the only one still at the land stage.

Other states' industrial areas are laid out on our industries pages, if you are weighing Rajpur against a site elsewhere.

What should you verify before committing money to a Rajpur plan?

Five checks, in the order they tend to matter:

  1. Funding release. Ask ADA whether the ₹400 crore state share has been sanctioned and the HUDCO agreement signed. Its Vice Chairman has said development starts only after funds arrive.
  2. Farmer consent. Track how much of the roughly 3,400 acres is under signed consent, because layout and servicing wait on it.
  3. Incentives. Invest UP lists the Industrial Investment and Employment Promotion Policy 2022, which offers options such as a capital subsidy or net SGST reimbursement to large units, defined from ₹50 crore of investment. The page shows no end date, so confirm the policy is still current. Smaller units should look at MSME support schemes instead.
  4. Allotment terms. Wait for plot sizes, price, payment schedule and eligibility from ADA in writing.
  5. Your own numbers. Run a feasibility study that assumes a late start, not the optimistic one, and keep a fallback site in an existing industrial area near Aligarh so the project does not stall.

Where to start if you are eyeing Rajpur

What you do this quarter depends on the kind of unit you have in mind.

  • Larger manufacturer or investor: write to ADA for the land acquisition status and the expected allotment timetable, and ask Invest UP which incentive route your investment size falls under.
  • Small or mid-size entrepreneur: pick a product with a buyer already lined up, using project identification to compare options, and browse business ideas in Uttar Pradesh that do not need a Rajpur plot to start.
  • Supplier to existing industry: begin with the Aligarh lock and hardware makers, since their demand does not wait for the new city.

Recheck ADA's announcements every month or two. A funding sanction, a consent milestone or an allotment brochure would each change how firmly it makes sense to plan.

Frequently asked questions about Rajpur Industrial City

Can I book a plot in Rajpur Industrial City now?

No. As of October 2026 the reports reviewed show no allotment scheme, price list or application window. Treat any offer of a plot as unverified until ADA announces terms.

Is Rajpur Industrial City the same as Rajpura in Punjab?

No. Rajpura is a town near Patiala in Punjab with its own, separate industrial project. Rajpur Industrial City is in Khair tehsil of Aligarh, Uttar Pradesh, and some social media posts mix up the two.

Which companies have committed to Rajpur?

None are named in the reports reviewed. Amar Ujala says large companies have shown interest through Invest UP, and Patrika adds that firms have contacted ADA about land, but neither names an investor.

Is the whole ₹4,000 crore being spent in the first phase?

No. About ₹4,000 crore is the estimate for the full city. The first phase is ₹700 crore, meant for land acquisition and basic infrastructure, and part of it is still to be sanctioned or borrowed.

Is Rajpur part of the UP Defence Industrial Corridor?

The corridor has an Aligarh node, one of six, but the reports reviewed do not say Rajpur is part of it. They describe Rajpur as an ADA project, so check with ADA before assuming defence-corridor benefits.
